When you "buy" a rental property, you effectively gamble that you can force other people to give you the money needed to pay for the house and in return you let them live in the property and provide you with a 24/7 caretaker and custodian for your "investment."
I firmly believe that rent should not be allowed to exceed mortgage amounts plus a regulated amount for "maintaining" the property.
I would like to see tax money spent on developing houses, with a focus on undercutting corporate developers and creating competition in the housing market.
(I say this as a homeowner whose house value would likely drop considerably if this plan was implemented)

"Mom and pop" landlords should be restricted too - even local owners/LLCs should have a much higher tax rate on any properties they own if they own more than 4. That allows them to have one primary home, one vacation home, and one investment property - any additional investment properties should be wayyyyy more highly taxed
